Preparing Your Apartment for the Rainy Season

While famous for its sunny disposition, Porto also experiences its share of rain, particularly from late autumn through winter. For short-term rental hosts, a prepared apartment means comfortable guests and protected property. Taking proactive steps before the rainy season sets in (typically from November to March) is essential.

Check for Leaks and Dampness

This is paramount. Thoroughly inspect all windows, doors, and the roof (if accessible and safe) for any cracks, gaps, or signs of water penetration. Look for water stains on ceilings, walls, or around window frames.

  • Seal Gaps: Re-caulk or weather-strip around windows and doors where you find drafts or potential entry points for water.
  • Gutters and Drains: Ensure all gutters are clear of debris and downspouts are properly channeling water away from the building’s foundation. Blocked gutters are a major cause of dampness and leaks.
  • Terraces/Balconies: Check drainage on any outdoor spaces. Ensure drains aren’t blocked and that water doesn’t pool, which can lead to leaks into the apartment below.

Address Humidity and Air Quality

Porto’s humidity can be exacerbated by continuous rain, leading to damp smells and potential mold growth if not managed.

  • Dehumidifiers: Consider placing a small dehumidifier in areas prone to dampness, especially if the apartment doesn’t get much natural light or airflow. Provide clear instructions for guests on how to use it.
  • Ventilation: Encourage guests to air out the apartment regularly, even on rainy days, by opening windows for short periods when rain isn’t blowing directly in. Ensure bathroom and kitchen fans are working efficiently.
  • Closets and Drawers: Place small moisture absorbers (like silica gel packets or commercially available damp traps) in closets or drawers, especially if they are built into exterior walls.
  • Mold Prevention: Clean any visible mold spots promptly with appropriate cleaners. Ensure good air circulation around furniture.

Provide Guest Comfort Amenities

Thoughtful additions can make a huge difference to guests during rainy weather.

  • Umbrellas: Leave a couple of good-quality umbrellas near the entrance. This is a simple, highly appreciated gesture.
  • Drying Rack: A portable drying rack for wet clothes or shoes is invaluable, especially since many Porto apartments don’t have dryers.
  • Extra Towels: Provide extra towels for wiping wet shoes or drying off after coming in from the rain.
  • Cozy Comforts: Ensure your heating system is fully functional. Provide extra blankets or throws for the living area. A selection of hot beverage options (tea, coffee, hot chocolate) is always welcome.

Outdoor Furniture and Entryways

  • Secure/Store Outdoor Items: If you have outdoor furniture, cushions, or decor, bring them inside or secure them to prevent them from being damaged by wind and rain.
  • Entry Mat: Place a durable, absorbent doormat both inside and outside the main entrance to help guests wipe off wet shoes and minimize tracking water indoors.

By taking these proactive measures, you’ll not only protect your property from potential water damage but also ensure your guests have a comfortable and enjoyable stay, regardless of the weather.
